LeaseMatrix: Dead Simple Lease Analysis

LeaseMatrix is a new, web-based lease analysis tool for tenants and tenant advisors. How is LeaseMatrix different than other lease analysis tools? From their website:

Our software calculates all the industry’s standard calculations automatically, including: Effective Rental Rates, Net Present Value, Average Monthly Cost, Total Cost Per Annum and more.

Interactive Charting
Every report includes an interactive chart which graphs the costs of each lease proposal allowing for quick comparisons and decisions.

Google Mapping
LeaseMatrix automatically maps each building’s address, allowing viewers to immediately identify each property’s location and its surroundings.

In four steps, users can generate elegant, easy to understand lease analysis reports, like the one below.

If a tenant is considering more than one location, LeaseMatrix also generates a Lease Comparison Report, which allows users to compare each deal, side-by-side.

As shown in the video above, it takes less than 5 minutes to create these reports. The input screens are intuitive and easy to understand. They even have pop-over definitions on each screen in case the user is unfamiliar with certain industry jargon, such as “Base Year Stop”.

LeaseMatrix has also set up its own User Forum, which allows users to submit suggestions for new features and improvements, along with a Knowledge Base which walks through every step of the analysis creation and reporting process.

    Doesn’t this do the same things as REIWise?

      Hi Rob, yes REIWise is certainly another alternative for analyzing leases. LeaseMatrix appears to be unique in the sense that the reports are web-based rather than PDF and include a live Google map. LeaseMatrix’s user interface appears to be a little more fluid and user-friendly.

      LeaseMatrix is also accessible from any device with an internet connection, including an iPad or Android tablet. It looks like REIWise is only accessible on Desktop PCs:

      Even so, REIWise is certainly a good alternative for analyzing commercial leases.

          REIWise has contacted us to clarify that they, too, offer web-based reporting, too. They also said that their lease analysis application is now compatible with Google Chrome and Safari web browsers. Good to see that innovation begets more innovation…

      I had a chance to check out the LeaseMatrix beta. It really is simple to use.

      After viewing at the REIWise home page – I’m not really sure what the product is as there’s too much info on the home page. I then went to watch the product video – but the Adobe Flash format did not work on my mobile device. Point is – there are many alternatives to products. Take a look at the Google and Yahoo home pages – simplicity always wins over clutter.

        Chase, thanks for the feedback and passing along the sign up link.

        REIWise seems to offer a whole suite of products, including lease analysis, but also investment analysis, property websites and document centers. All that functionality can add bloat and confuse some users, particularly users who only need one of those services.

        At LeaseMatrix, we’ve set out to do one thing reaaaally well: Dead Simple Lease Analysis for tenants and tenant advisors.

    Simple, good UX/UI Design. CRE could benefit a lot more from this.
