CMBS.com’s Leads application is an invaluable resource for CRE sales and mortgage brokers, as well as investors.
This web-based tool allows users to search for securitized loans which are maturing, watch listed, specially serviced, in foreclosure or REO.

In addition to the securization details, this information rich system provides individual loan-level data such as the original loan amount, current loan amount, remaining loan term and maturity date, interest rate and type, loan status and even the names of the Master Servicer and Special Servicer.
Some property records even have the top tenant names, a rent roll summary, operating statement detail and the percentage of leases expiring in the next 0-12, 13-24, 25-36, 37-48 and 40+ months!
This system even has a simple CRM tool which allows users to create lead lists and track your communication with prospects and deal progress.
One thing to note, the system only tracks securitized collateral and not whole loans held by banks or life companies. If you are looking for leads related to these types of loans, Corelogic’s Real Estate Analytics service maybe a good alternative, but is certainly more expensive.
